Our villa is located in the hills above Pampelonne beach, within walking distance (7 mins walk) from Nikki Beach.  It is nestled beside an organic vineyard on one side and oak woods on the other.  There is a sea view at the front which includes the light house over Cap Camarat.  The villa feels completely private but is very accessible, being 5 mins by car from the town of Saint Tropez, 5 mins from the village of Ramatuelle and 2 mins from the famous Pampelonne beach with all the beach clubs like club 55 .  The  surrounding woods have lots of tracks perfect for walking or running.  The front of the house faces South, so the sun rises to the left of the house and shines all day until it sets near the kitchen terrace well into the evening.

 

The villa was designed by the local architects Guillec.  It was built in the Provencal style  with shutters and triple tiled roof, but has been sympathetically updated over the years so that it feels light and airy.  It is painted in a fresh white throughout with bleached beams and doors for a beachy feel.   You enter via electric gates, and the drive takes you up the hill and to the back of the house via three tall cyprus trees, which is Provencal custom for good luck.  You arrive at a courtyard with  4 olive trees in pots with a fountain in the middle.

You can either enter the house via the front door into the entrance hall or via the back door which goes directly into the kitchen.  The kitchen is fully equipped with a range oven and American fridge/freezer plus drinks fridge and the worktop is carved from local stone.  The double french windows open out onto a big terrace with a large oak  table.  The views from here are over the swimming pool and out over the sea and the light house.    There is a decked terrace beside the kitchen which has a huge gas Weber barbecue.

Next to the kitchen is the main sitting room with original fire place and separate TV room next to it.  The kitchen, sitting –room and TV room all have French windows out onto the main terrace where there are lots of rattan arm chairs for relaxing and looking at the view.

There is also a large seating area on the terrace outside with resin modular seating, and lots of comfortable white cushions.   This is great for drinks and canapes in the evening.

 

Next to the sitting room is the main entrance hall with stairs going up to the first floor .  

The Master bedroom on first floor is spacious with a superkingsize double bed (180cm) and has windows towards the hills at the back and stunning views over the swimming pool, the sea and the valley of vineyards at the front.  It has a large ensuite bath/shower room next to it which has stone from the Cevenne area of  Provence and large terrace at the front which runs along the front of the house on the first floor.

The second bedroom on the first floor can be configured either as two single beds or a superking and has its own private bathroom across the landing.

On the ground floor, there are 4 bedrooms in 2 different wings.  In one wing there is a double bedroom with twin beds (can be put together as double) which has French windows  onto the courtyard and fountain.  It has a terrace  shaded by vines and passion fruit.  It has an ensuite bath/shower room.

Next to it is a double bedroom which can be a super king or twin beds with French windows onto private decked terrace and with views out over the rosemary and lawns towards the neighbouring vineyard.  It has an ensuite shower room.

In the other wing, there is a double bedroom with double bed ( 150 wide) and bleached beams in the ceiling .  French windows lead out onto a terrace with bourganvilea and views out over the specially pruned murene trees, roses and lavender .  The ensuite bathroom has a bath/shower . 

Next to this bedroom is another twin bedroom (or beds can go together as a super king) with high beamed ceiling.  French windows lead onto the lawn, and out over the garden.  There is an ensuite shower room.

There are two guest loos also on the ground floor.

All bedrooms are air conditioned and have fans , according to your preference.  All bedrooms are fitted with Provencal pistachio painted shutters for night time and they all have good sized cupboards with hanging and shelves.   All bathroom windows are fitted with mosquito proof blinds.

There is a lower ground floor which houses a large laundry room with washing machines, tumble dryer and ironing equipment.

There is staff accommodation separate from the villa in the grounds with a double bedroom and ensuite shower room, which is not included but can be available by separate negotiation. 

​

The swimming pool is  large - 12m by 6m, heated, and is treated with salt which means it is very gentle on the skin .  It is a great pool for lengths or for pool games.

The sun beds are gun metal grey Kettal and the parasols are Tuui aluminium  poles with white  flat canopies.  Beside the pool is a pool house fireplace and white cushions seating plus a drinks fridge and cupboard for glasses etc.

There is another seating area with parasol and two resin sofas beside the pool.

Outside in the garden there is an outdoor table tennis table and  boules court.  The garden is maintained by a regular gardener and is filled with beautiful trees which are indigenous to the area as well as olive trees, pencil cyprus trees and figs. The flower beds are filled with lavender, rosemary and white roses.  You hear crickets at night and often see a pair of eagles hovering above the house while lying by the pool.

There is excellent superfast ( 400mb/s) fibre optic wifi throughout the house , terraces and pool area.
